Does anyone have experience with these? Not very liquid, but if you're okay with locking up your funds for 5 years it seems like a great way to avoid the stock market losses.

I haven't looked at the numbers for the similar options (Realty Mogul, Roofstock, etc.) but if you look at the chart on the Fundrise website (see post 2), it looks like the ceiling is not nearly as high as the stock market but the floor is MUCH higher since they don't have a history of losses and a bad quarter pays like a Money Market account.

If this info is accurate and this is a sustainable model (no reason to think otherwise), this seems like the ideal place to park retirement funds that can be locked up for 5+ years. The ability to protect principal and achieve a steady return is all you can ask for. Compare this to the stock market or crypto and it seems like the easy winner.

FYI. I just heard that any reinvested dividends are treated as a new investment and will have to be kept in the account for 5 years before you can withdraw without penalty. If you are putting in a small amount, I can see how this would be annoying.

If you want to invest all or part of an existing IRA, you can do so. This seems like a great way to diversify especially with Bonds being in the toilet.

One month in to my initial investment into Fundrise. They have already paid dividends and principal has appreciated. Considering the past month of stock market performance, this is pretty fucking great.

All year this investment held it's value but then, the 4th qtr valuation hit and the portfolio took a 5% hit. Compared to the stock market, that's pretty damn good but still hurts, especially looking at all those years of consistent gains. It's a long term investment and Fundrise is claiming to be raising rents accordingly and the CEO said they have been sitting on a pile of cash.
