i have a situation with tenants who broke a lease, after promising me that they will notify me when they would move out. they were made aware that they would still be liable for paying the final 2 months if i don't either sell or rent the house.

i'm not worried about finding them because i always do.but it costs me money that eventually the tenant pays back.but i'm trying to avoid the hassle.

i was told that it is public record of where people move to as long as they leave a forwarding address with the post office.

does anybody know about this ?

is there any way of me getting the new address ?

Send them a letter to their old address. Write on the envelope "Address correction rerquested - do not forward".
The post office should send it back to you along with their new address. I'm not sure if this still works (any postal employees on the board?) but it will only cost you a stamp to find out.

its a method of finding people who skip out.

Only thing is you have to pay for it.

Usually about 100 bucks for something like AR is talking about.

Everyone knows someone who knows someone who works at the post office. Just ask around, and sooner or later you will get a conection, and they can find out real easy.

after leaving a threatening message on the husband's cell phone, he called me.


i can never understand some people's thinking that if they ignore a problem it will go away.it won't & it will get worse.

Unfortunately, most people who skip out won't leave a forwarding address with the post office. If they are trying to avoid you, I'm sure there are more bill collectors they are hiding from. Like you say, the problems don't go away. Good luck.

I manage & own apts........I have used the PO method. I think it is part of the public's right to know laws. It has worked OK for me, but sometimes you have to wait awhile until the folks get another viable address, which means possibly using it more than once. I recommend it. The last time I used it it only cost me $1 or 50 cents, I forget which.
I love the looks on their faces when I show up at their door a couple of weeks later...........priceless !!
If they have rented again, it also gives you the chance to bust their little chops by notifying their present new landlord of their past problems with you. They love it.
