My latest adventure in life has been reastate investing...........In the last 3 weeks I have lost properties by about 15 minutes to an hour. I have been looking at flip over properties. I come to find out, I am up against a slew of asian investors who are paying cash............Well , yesterday I caught a new listing as it appeared and went right to my friends office without even looking at the property and dropped off an agreement of sale.You don't even have time to look!!!!!! We only put our offer in with $3000 over the asking price.When we talked to the listing agent she said 6 offers from asians already were in and they were paying cash. This morning we are changing our offer to $5500 over asking ("and still might not get it")..............I have been all over gods creation in the last 3 weeks and I HAVE TO HAVE THIS PROPERTY...........It was listed with a 80 to 90,000 difference in comparables and I am getting sick of the asians beating me out.............. :scared I want "this" house soooooo bad. It only needing a new kitchen, fresh paint, and some new carpets. I HAVE TO HAVE IT!!!!!!!! soooo say a prayer I'll know by the end of the day today.........I am definately overly anxious and guess all I can do is wait ................. :scared

Call-em up and say it's mind or call the fire dept. You think that would work? Oh as Mom would say. Things good take longer to happen. Hang in there.

If you get pre-approved for a loan, couldn't you make a cash offer as well?

Tbonez, I'm a RE broker and my wife and I "Flip" properties 2 to 4 times per year, we would do it more but the competion is incredibile. If I understand you correctly, the property was underpriced by 80 or 90K and if that's the case, then ofer 10K over and you should get it!! and that leaves you plenty of profit When buying properties to flip, you have to take the emotion out of buying, which is usually the hard thing to do. A pre approval is like cash only when their isn't any contigencies whatsoever and if it says "subject to satisfactory appraisal, then the said approval isn't the same as cash. If I could leave with 1 piece of advice " DON"T GET GREEDY" it will come and bite you in the ass.

"another one bites the dust........" OMG I don't know if I am meant for this, the agent closed the deal $35,000 over asking price...........

Now I am on a mission to beat the asians :cursin:

PF- where is beantown I could use a laugh right about now..............

DJV- I was kind of thinking what would happen to "me" if I beat the asians out LOL
