anyone ever sell your house w/o an agent?

Thinking about giving it a try. What do I need to know etc.. Was actually looking at trying buyowner. $500 for there service, no commisions.

Any help will be appreciated!

I sold my first house that way. Great experience in my opinion. My house was in Oviedo, Fl which was a desireable place to be for first time home buyers. I placed signs out on the main road, in fornt of my house with information papers for people to take and an ad in the paper. Had several offers in less than 3 weeks and closed in another 4 weeks..

I simply went into a real estate lawyers office, told them what I wanted to do they said no problem. I don't remember the cost but found it a very attractive amount. They wrote the contact and gave me recommendations as to contract disputes with the buyers (which were very few- disputes that is).

As far as showing your house yourself- I worked nights which was great because I was available to be home all day to show it. Be prepared for people to show up in a instants notice an expect you to accomodate them or just knock on the door. I only showed my house by appointment only and stuck to that. Those that just showed up were politely asked to make an appointment- most people accepted that- those that didn't were given the "tough Sh*t" attitude. After all, I had several offers coming in so I knew it would sell for the price that I wanted and it didn't have to be from a rude buyer.

the contract stuff scares me the most. My house is in awesome shape, yard looks great, inside has always been kept clean. It was built in 2001 Looking to get out of paying the 15 to 20k in real estate commision.

I'm not in a huge hurry to sell either, yeah I have my eye on a couple of homes. But I have no problem waiting.

Sold a 132,000 house in 1990. Lawyer charger $500 to write up the contract.

I sold my first house as ell that way, and coincidentally it was in Oviedo Florida as well! Right off of Dean and Aloma,,,,,,,,,,,,,,

I put a sign out on the main road and had one open house on a Sunday afternoon. Sold it to a couple who didn't have an agent either in three weeks. The worst thing about the whole experience was that I was packing up all of my crap on 9/11, while watching all of the crap on TV. I will never forget when I sold that house.

Toast, both bought and sold my last house with no agent involved...... both went extremely smoothly. felt it was much less of a risk selling tho.

Duffy Realty is who I used to sell my condo in Atlanta a few years back. With selling this way and buying a FSBO house, I saved myself more than $20K in the two transactions. That's straight on the bottom line, imo.

I think RE agents add huge value if you are moving out of the city and can't handle any of the day to day items, but if you are capable then I would consider a service like Duffy.

They listed on MLS with all the preferred listings. I was actually quite surprised about how well my condo was listed on there compared to others. They really did have the listing with all of the additional features. $500 plus another $250 (I think) for them to handle the contract work.

HIGHLY RECOMMENDED!

I wish I would have tried to sell on my own, we went with an agent to buy and sell and all the money coming out is giving me anxiety. It's crazy expensive. And the one realtor did NOTHING but let the MLS do the work for her. Live and learn I guess... worth trying you could always get an agent later.

hey, I am in the process of selling my house right now too... got a Century 21 agent out here that is only running me 4.5% commish total .... but the real bennie is I found her thru the hilton honors awards program... you get like 6500 points for every 10k your house sells for.
So for that 4.5% I am getting like 28 days in top notch hotels (europe and australia vacation time!)for free and less headaches...

Now, I am going to do the same thing on the buying end... use honors/hilton to get a buyer's agent and the same quote applies.. i get 6500 points for every 10k i spend on the house... but just to get my head straight... the price I pay is the price I pay... the buying agent gets her cut out of the pie once it goes to the seller right?
a Buying agent doesn't cost me anything right? (other than financing it if you factor it into the actual sale price)

i would take franky's advice. the escrow company will help guide you. the one thing i would advise you on is disclose everything.

EXACTLY.... i couldn't even give you a count as to how many times i had AS IS in the purchase agreement.........LOL, but since they got it for 75K under tax value, they didn't much seem to care!!! ..... i even had in the agreement that i was taking a swag lamp and shelving in the kids' bedrooms with me, and that NO cleanup would be done if i was to move out sooner than they gave me possession till.

i put "as is" when i sold my house and i heard that out here in california that means almost nothing. i'll find out the term tomorrow and try to post.

I sold our twinhome on my own. It was the first one I have ever bought so I really had no idea what to do. I contacted a buddy who is a mortgage lender, he sent me a contract they use if they need one and told me a few things.
I sold it in 25 days using signs on the road and house and an ad in the paper. All in all, I payed around $40 for the ad and $12 for the signs and at closing I payed $75 for the deed to be written up. Thats it.

I have my own opinion of realtors. They are great when you are moving into a foreign town and need help. If you are selling your house and it is a good solid house where the market is good, I would try and sell it yourself first every time. If you got time, it is well worth it to save 6%.

Plus, those realtors are so damn annoying, like they are the only way you are gonna sell a house. They go to a 2 weekend class and all the sudden they are real estate geniuses who know it all. The quote I love the most is "I know what I am worth, my time is valuable". :mj07: Why? Cause you have a high school degree and a certificate from a 4 day class?
