2) Small Claims
3) Throw a "For Sale " sign in front of the building, take a picture and go for an Ex Parte Attachment for triple the amount (93A) plus potential legal fees. Picture works like a charm !! probably cost em more in legal fees to answer the ex parte or try to get it removed, which requires another hearing and more legal fees for them, than to settle w/you. They can't refi or sell until that judgement has been released.
4) Mass. is the most liberal state in the union, stick to the facts and you should be alright.
5) File the Ex Parte before the Small Caims, You tell the judge that there is a danger of property being sold or transferred, as evidenced by the photo and you just want to protect your interest until a resolution can be worked out
6)After your hearing you file Small Claims for the initial anmount you are looking for, regardless of the outcome of the hearing I believe the ceiling is either 2500 or 3500 in Small Claims. Clerk can tell you.
