what's this place like?

downtown cincy

Overview:

15 year restaurant + bar across from courthouse and new downtown developments. Great professional daytime and dinner clientele. Strong weekend bar business. Great income for an owner operator. Assets are worth more than asking price. Owners are focusing on real estate and moving out of restaurants. Priced to sell, $150k below market value.



Property Features and Assets:

2 bars over 2 floors (great for private parties) full kitchen. Basement with prep areas. Beautifully redone in 2005.

Eddie is much more qualified to answer this but I'll throw my 2c since I've been here 9 months.

Downtown cinci isn't the place for a business, it's kinda checker board and has some pretty ghetto areas. There are a few places there but most of the nicer restaurants are outside the downtown.

I'd tread lightly but we'll see what eddie says.

I've been here this long and have visited many of the areas 'best' restaurants, and have yet to eat downtown. I have gone to a few bars though.

Downtown cincy clubs/bars come and go. You don't want anything near the courthouse as it can be very questionable area at night. There is a lot of new development going up - condos. However, I am not sure how they will ever fill these up as there are few people i know who want to pay $250K plus to live in downtown cincy.

saint and monkey, thanks. i just happened to see the ad and was curious. being a couthouse area bar/restaurant, it probably is mainly breakfast/lunch and happy hour only. was just curious really. not going to move and it's about an hour+ from here.

just always looking for ideas.

agent, cincy is about the same distance from me as you are. just too far for me.

all the liquor licenses are sold for my counties and surrounding counties. there are a couple businesses for sale down here that i am going to look at. i would completely change what they are doing now and make it into a sportsbar.

Jack I would do some serious thinking before making that step--Have known 3 people to get into that business--and all eventually got out.
Aside from risks IE mentioned another consideration would be adverse health risks the atmosphere would subject you to.

Let me save you a lifetime of misery...get another business to open besides a nightclub. First off, if it was easy, everybody and their brother would open one. Second, you have no idea what your dealing with as far as insurance's (yes plural) payroll, liquor, state, and federal tax's. Fees..dumpster fees, cleaning service fee's, promotion fees, radio stations fees, print ad fees, flyer design, web design fees, linen fees, sign fees, permits, liquor license (good look getting one) and did I mention all the money required to buy sound equipment? Bar equipment? Lighting, effects, etc? dont forget to find D.J's. Also, sercurity camera system? Figure in theft and dealing with the local police and alcohol board and you will end up with no life and no money, and on the off chance you do make money, it will be a pittance compared to the hell you went through to make it. Got a plan to disperse the crowd when you close? What about nearby business's? How are you going to deal with fights, employee's quitting without notice and other problems? Clubs always look glamourous, but in reality they take a ton of time and money to break even, let alone profitable. You constantly need to reinvent yourself and promote to stay "hip" in the scene. The day of the large nightclub is over. If your that set on the bar business, look into a lounge. Ultra lounge's in particular seem to be the rage right now.
but my advice would be to run the opposite direction from anything club related and having to do with alcohol.

There's a couple other things bar owners come across.....

they may tend to drink a bit more than the too much they drink without owning a bar...

also, they get more ass than a toilet seat (more lawyer fees a coming)

He hates his own city and all warm bodies around. Why would he know about the scene?

I think I may know the bar/restaurant that is for sale as I have drunk and eaten in every bar/restaurant in Hamilton County. The one I'm thinking of is on Main Street.

Do not, I repeat, do not buy in the Courthouse area. The Main Street bar scene was good about 10 years ago but has been dying since then. This is an area in reverse.

If you do decide to buy, call me because I have a mountain range in Tibet for sale that might be right up your alley.
