My house for sale, just went under contract!!

you can expect the inspector to find chit wrong that you didn't even know about. he'll have a fine tooth comb.

THEN, after the buyer gets his full report, you can expect the buyer to ask that all things be repaired or they want out.

you can counter by saying "no" or agree to fix the things or reduce the price accordingly.

i once sold a home and there was a huge list of little problems on my 25 year old home and i told them "no" i'm not fixing anything. they still bought

If the house is 6 years old and you don't know of anything wrong, you shouldn't have to worry. This dude will be all over your place, so don't be surprised if he finds a few minor things. Good luck.

i did. they didn't find anything but at least i knew it was okay.

first of all, congratulations!! :00hour

Secondly, I would hire an inspector for the new house for sure. Just make sure he's not buddy buddy with the builder.

lastly, the inspector coming to your house will find stuff, but usually it's just minor and will probably only cost you a couple of hundred at the most to fix.

The inspector that did my daughter's house didn't lift the carpet mats in the basement and the 1st real rain her and her husband soon found out why the covers were covered over with mats. They had the city involved and are looking at going after them the owners....someone. Every time there's alot of rain they are flooded. Inspector told them "he doesn't lift mats" when they called him...don't know where they're at with it now. City said "it's not there problem as there's a crack in the pipe closest to the house"....:shrug:

Just sold a house and brought a house in Sept--I agree with everything Jack said in his 2 posts-yes get an inspector for your new house. They found 11 things wrong with my house they asked me to fix 7 of them I did 4 and they brought it. With my new houese -12 years old the inspector found 12 things wrong (others but basically nothing)I aksed for 6 they fixed 5. Just depends.

So much of these inspections nowadays are left up to interpretation :com: . Some make a mountain out of a mole hill, and others, well see the floor mat debacle. I our area, getting an inspection on a new home is basically a waste of money, unless its a new builder. But down in Texas, I have friends who have shown me horror stories:scared ...
Let us know what the report shows, we can go from there.

got the report back, Buyer has requested no repairs!!!!

They only found a couple very minor things wrong with my house.

Now to figure out what to do with my new home. My current nieghbor is a builder with Ryland Homes and has offered to walk/inspect it with me. For the large sum of a 12 pack.

Should I just hire an inspector?

I do have 1 year warranty/walk through on the new home as well.

sorry to disagree with you franky.but unless the neighbor is going to give toast a written report of his findings, i wouldn't use him. if something is found in the new house, a written report from a reputable home inspection company will carry far more weight than something from the neighbor.
