Heaven, oh!!, this isn't it?!
All Insurance people needed on this one?

First, I have never, EVER had a claim on any of my properties :com:

On Saturday, I got a call from tenants next door(I own the duplex) that they are experiencing a flood. Got there and my wife and tenant next door had turned off the two water spigots that were running full blast for 8 hours plus, filled up window wells, and flooded both basements. Some vandals probably turned them on. No, I had not shut off the water inside yet as we have only had one or two freeze nights, and we have frost proof spigots. Both basements are fully finished. Spent hours sucking water, pulled up carpet, removed all the soaked pad, have fans and dehumidifiers running full blast. Have been at it steady for over two days.

I have just finished reading Farmers Insurance Group version of War & Peace Novel (Homeowners Policy) and have determined that I have no f*cking idea if I'm covered or not :SIB . Who the hell writes these things:thefinger ? All those close to these policies can have a laugh regarding H6104 2nd Edition Endorsement Amending Definitions, Section I - Losses Insured and Section I - Losses Not Insured. I mean WTF

Before I call the agent, I would like some idea on where I stand, and how I present this in the best light to substantiate a claim

Anyway, all help and advice are welcome and I thank you in advance :)

franky....

sorry to hear about this....i have been out of ins. for 15 years so i can't really offer any advice. but i would call your agent & talk to him about the situation. an agent worth any value would be able to give you an honest opinion without notifying the claims dep't.....

hope everything works out for you...

I can try to help, but am only familiar with Louisiana policies. Not sure which, if any, differences may exist b/w the 2.

Is the unit of origin vacant? If so, then try to make it seem ike it was recently vacated by the former tenant.

The peril is vandalism. In Louisiana, you would likely have coverage. A basic dwelling policy does not list vandalism as a named peril, but most have the VMM endorsement. Broad and Special forms cover Vandalism.

Franky:

I am good friends with the largest Farmer's agent in Wisconsin. She lives right down the road from me, so if you'd like me to make a "blind" inquiry on your behalf, I'd be happy to do so.

If memory serves me right, you live in WI, correct? If so, that would help, as you could be assured that your coverage would be consistent with her answer (policies sometimes vary in coverage by state).

Let me know.
