Whats real estate like in scottville now--and do you see it getting better or worse?

hi dtb...

i haven't been personally checking the market myself...been busy re-doing some leases to make my tenants more comfortable.....

but i do get a monthly newsletter about the real estate market.....when you click on the link to the article also check out the short video to the right of the article....this is what was said in the newsletter....

Can't see any diff in real estate here than before especially in my neighborhood--if 4sale sign goes up--doesn't last long as real estate people gobble it up for rental property. Combination of smaller homes and great location keeps prices from dropping.

Was curious about your area as one of best areas I've ever had pleasure to visit-and thought if real estate dropped considerably might venture down there and visit you and look around--I know you own lots of rental property and sure would be nice to pay someone I know and trust to manage it-if you'd be interested and I found something in my price range.

I think price will continue down and some real bargins down the road. Also considering area down by Matt (Ft Meyers) area.

any place warm year round--have option to keep and move later or sell for profit in future--especially if this global cooling continues :)

As we talked a bit ago, I can't possibly see things getting cheaper down here, but who knows. It's gone down since then.

Average sales transaction in 2/09 for a single family home in the county was down to around $96,000.

In 12/05 it was $311,000.

Year over year in 2/09 compared to 2/08, volume was up by a good bit, but at fire-sale prices.

It just can't go any lower I don't think, but there are 25,000 homes in actual foreclosure going through the system (not pre-foreclosure, not 'gonna be' in foreclosure-actual foreclosure) in this little county of 600,000, so who the hell knows? Maybe things could go a little lower, but it can't be by much.

Unemployment is now over 10% here. And this ain't exactly Detroit, so if you can carry something for 5 years or so, get a good tenant..etc, there is no way you won't make money. Probably a good chunk.

The Germans and Canadians will eventually flock here again, buying vacation homes.

i will help you any way that i can....but if you don't mind i'll pass on managing any property that you may buy....first because i hate managing my own properties & i will dump them once the market changes....& second i would need insurance to cover any exposure that i may have managing your properties.....but i will be more than happy to refer you to a reputable company.....hope you understand...

boy matt that is some drop from $300,000 to almost $100,00...thankfully my properties haven't dropped so drastically as these....

be thankful that your area is not like detroit....heard their school system is also in a financial mess....

A friend of mine bought a 2-year old town house last month either in NE Phoenix or Scottsdale. I think he paid $275k. The original owner paid something like $416k for it two years ago.

I graduate in a month and have formally accepted a job offer. My lease is up at the end of November... hoping there will be a deal like that to be had later this year.

Matt the $96,000 would be within range of what I was looking to spend--I do think we have not seen bottom yet--might come down and visit you this fall--and see what's kicking.

Vegas is getting close to Det. Art a teacher friend lives there said only diffeance is there are not as many emty factory bldg. Any way he wanted to get out of his rental been watching this house. Was priced at 225000 Offered 115000 and was accepted.
