Get a John Deere 300, You don't need much more then a 38 inch cut, looks better anyway. Have little older one back east same specs as the 300, it is great, can also add on sprayer for weeds and fertlizer pulls smooth. Should be able to get it for around 25000-2700 will last for ever, not much to really take care of either.

Your old house was great, could hunt right off the nice high deck.
