I recently began work in real estate via Remax in Denver and am looking to build a client base. The office I am at is year in and year out one of the top in the nation. If anyone is looking at moving or investing in some property, drop me a line. If you are outside of colorado, which most are on this board as far as I can tell, we can definitely work out a deal that will cost you less $$ than if you did the deal with an unknown broker. I am not looking to use this as advertising, and as some of you may know I have been around here for a little while and am not a schmuck looking for a free ride. Jack, if you disagree with me posting this, by all means get rid of it. But I do believe that I have something to offer that would be beneficial to all on this board, so if anyone is interested, please let me know.

I own several Historic Properties that I lease as High End corporate offices and High End Apartments. I have sold a few because of the recent buying boom but I am hanging on to 9 properties for the long haul because of the corporates value that is primarily based on their locations. That ages of my properties range from contructed in 1783 through 1904. They have all been renovated at least once but many still maintain their historic charm. I will be looking to expand my ownership across the country within the next 3 years with an emphasis on areas close to casinos much like my area now.

Hi There,,saw your post,,im in the near future going to do both but out of the country

as im in hot real estate market in the toronto area
as i have a home im renting right now ,,but looking to sell that home ,,but looking to buy a condo in the lake front area down town toronto as an investment and rent it out,,as i see condos are popping up all over the waterfront and hopefully when all developed,,,there will be demand on that condo as it's prime,,

I'm not sure where any of you live but you can't lose money in this market. On average I would say a turn around on your real estate investments would be 5-6 years before rents pay for the initial investment itself but the last house I bought I went owner-occupied with a deadlow interest rate, did some renovating, and within 6 months I turned around and unloaded it for close to 65K what I purchased the house for. I purchased the house for 145K. Right now I'm sitting on a historic Norwich, Connecticut property that was just appraised at $369,990 and I came into it for just over 200K. It's 6 One Bedroom Units and the minimum rent for one of the 1st floor units is 875 and I'm getting 950 for the other 5 units. I might be putting it on the market and I have had very good luck in my dealings with Coldwell Banker.

i agree man...I'm trying to set up my own real estate investing business.....online as well....but i don't have the capital to start it up just yet....but i'll be looking into it maybe next year.....

tv, What exactly do you mean? I've been a RE broker for 16 years and buy and flip properties all the time, as matter of fact just closed on one this am.
