Kelly You won't smell pee if you replace carpet--won't remain in floor beneath carpet but will remain in pad.

As you said- cat pee is bout as bad as it comes.

Had cat few months back that would pee in same place on carpet--(found out reason was because I changed brand of litter and cat didn't like smell of new litter)-but was too late as it had saturated carpet by time I discovered litter issue.

Regardless of what I did smell would not go away--so wife had been hinting/wanting hardwood floors so replaced carpet and no longer any hint of oder whatsoever.

if a cat pees on the floor, you might as well take it to the pound and get new floors. Nothing you can do to get that smell out of there. Cats are sneaky too, and you don't know they've done it until that pissed in area is completely destroyed.

Dogs on the other hand don't really smell that bad when they pee, and a carpet cleaning is sufficient (at least in my experience). Mom and dad's dog was rescued, and she peed a whole lot at first until she realized she was in a loving home and not going to be beaten/kicked, etc. Are u sure it isn't something else or possibly a cat, Kelly?

I have birds that talk--the cat told them and they told me :)

on more serious note --I couldn't figure why this cat I have had for 14 years all of a sudden stop using litter box and pee'd on carpet--so as most "resourceful" people do--I used the internet--saw on article that cats often do not like scented litter and will refuse to use it--light went off in my head that last time I bought litter was diff brand from what I been using because store was out. My Columbo instincts kicked in--went back to old brand--cat started using box again--however too late for carpet.:SIB

I passed on the house with the pool, too much maintenance and expenses for me to deal with, along with it already being on the edge of what I wanted to spend.

The wife and I are also looking for a new home..

It seems to me that there are soooo many good homes at great prices in this market, you should be able to find a home without pea stains. ??

Just sayin there are a lot of homes out there.. You should be able to find something that doesnt need new carpet.

Hey Gib,

I'm in the Flower Mound/Coppell/Lewisville area, which is where I'm looking.

The house is actually in excellent condition other than the pee room upstairs. You don't walk in the house and smell pee, it's just that I'm wondering how far it saturated upstairs. Once I rip up the carpet and pad I will be able to tell. This house is perfect for what I'm looking for and one of very few in this particular city within a price range that I am willing to pay. The taxes are absurd so I'm only willing to get so big, with no kids to take advantage of the supposedly superb school system. If I want bigger will move to one of the other suburbs. I hear Frisco is a great suburb and you get a good house for the price...good luck in your search...

I'm not sure if you've done it or not but I had a friend that got a home for a very low price thru one of the banks. He just kept checking their REO sites and made very low offers on the ones he liked. He had to do some clean up on it but it was so cheap it was worth it.

Kelly, I know there are some good pricing on homes in FM and Lewisville but has Coppell gone down at all? I personally think Coppell is a great area to live in.

Yes, Coppell is great. I love it because it is safe and has the demographics I like. The taxes are just outrageous, though. You can get some good deals in Coppell, for sure, it's just whether you want to pay the exorbitant taxes that result from having any decent sized house. The one house I was looking at with the pool and jacuzzi I could have gotten for $250 in a $300+ area. Besides the pool/spa maintenance, I didn't want to pay $8000 a year for taxes. Flower Mound always ranks top 13 and has extremely similar demographics - just cheaper taxes and further away from downtown. There are definitely deals to be had in any of these cities, if you have the money.

The only negative to FM is that it's not the hippest place to have things to do. That's why I love Plano, it's a short trip down the tollway for me to downtown and now that we have the shops at Legacy I really don't have to go anywhere.

Ha! Good point. I'm not the hip type, though. I'm like your suburban mom minus the kids. The only time I go downtown is to go the Mavs' games. Otherwise, I stay in my little area, for the most part. Plano's a really nice area, too.
