How to find renters for house?

Me and my wife, we bought foreclose property recently. Finished fix it up two weeks ago. And now for two weeks we can't find renter.
Do you guys have any ideas what is the best ways to find good renter?
We posted add in craigslist. So far only one person was interested. That person said she will pay cash but has no job and not even has bank account.

contact that base for listing your property in off base housing available..

certain guidelines to follow but hard to go wrong if you can get a great rep for great off base housing..

especially with officers and the like who may be serving 2 or 3 or more hitch in your location..

Andrey, another idea would be to contact a local Realtor who manages rental property. Sometimes it's worth the percentage you pay them to manage the headaches of advertising, finding tenants, running credit reports, collecting rents, etc. Just a thought! :0074

This is will be our last resort. We called to military base they gave us website where we place our add.
This is best case scenario.
Then we are thinking to try to rent to section eight.
Only then we will go to rental property manager. They are taking about half profit we planing to get so it is not a small part. But it is certainly an option if we can't find any other way.

Do you have a sign out front? I know it is a simple question, but it has been the best way for me to get interest.

Section 8. Can be really good or really bad. The inspection process can be a nightmare, but if you get a disabled tenant that wants to stay there for a good while, you are golden. If you get some family with 4 kids that has no respect for anything, get ready to pour money into it.

Major red flag here :scared Someone with no job and cash usually means they are stiffing another landlord and saving enough to get a new place to mooch off...........

Good info, nuts. I've got two apts leased to disabled tenants through section 8. It has worked out beautifully!!

We have a Tri-Plex with Section 8's, some issues but the $ is usually on time each month. With Sec 8 you never run out of tennants, there's always a waiting list if you hand handle the BS that goes with it :0008

Yep. I've had all kinds of sec 8 renters, because as u put it, there is a seemingly endless supply of them. G is dead accurate. Single mom with 3 kids spells heavy damage. My single mentally challenged tenants are both neat and conscientious. They both take care of my property, so i go out of my way to accomodate them. Cheers to dolores and Victor:toast:

Now, now... she may be independently wealthy and doesn't trust banks. Or she may be talented in chemistry and plans to cook meth in the kitchen. :shrug:

Section 8 should be a last resort but definately put credit check in your ad. This weeds out most of the slackers. I have 3 rental homes and for the last 6 years they have been been rented out for about 80% of the time.
Have a lease agreement that is strict and to the point. Laws for the most part are in the Landlords favor if you have a signed lease agreement. Good Luck with your investment.

If I ever get fired or laid off, this would be my first thing to think of as work...landlord

buy 5 or 6 houses in foreclosure fix them up and rent them out, seems like a plan to me

good luck man...have you thought about advertising around college campuses around you?

U also can't be an effective landlord if u feel sorry for people. That was my problem...:facepalm:

U hafta b tough and not listen to the sob stories.

I kicked a guy out once, and when I went into the place, he had garbage (magazines, pizza boxes, cans, papers, etc) piled up 5 feet high on his bedroom!! His kitchen had a 2 inch layer of grease on the stove. The whole place was of course absolutely filthy, and this was in the early 90s so before I knew about hoarders.

Glad I'm out of that, and btw, Section 8 sucked for me too... The government money was always there, but the tenant never could seem to pay their part. :facepalm:

Wonder if u can put in ur lease something about periodic inspections? I'd hafta definitely look into that if I ever decided to rent again.
