and that's why you have homeowners or renters insurance. Couple bucks to avoid all this mess.

Back during the winter there was a double house here in town- single girl lived upstairs with her newborn and a couple with a young son lived downstairs. The couple downstairs had renters insurance, the girl upstairs didn't. The upstairs caught on fire and the house was a total loss along with everything that both renters owned. The girl upstairs is still begging for donations to help replace things while the couple down stairs has used this misfortune to put a down payment on a house (sooner than expected) and replace everything that they owned.

We don't rent our houses out unless the applicant has proof of renters insurance. We also have homeowners on the houses too. Of course if they drop the renters insurance after they move in so be it and they are the ones who take the loss but I feel no sympathy. She tried to go back on the owner saying he had to replace her stuff but she was shit out of luck.
