Just bought a house here in Bartlett, TN.
Just found out next fall there is going to be a 7-acre park/playground with walking trails, equipment for kids, fishing pond, etc. about 200 yards from my home.
I can see the trees where the park is going from my doorstep.
The kicker is NO AUTOMOBILE ACCESS, and I live in a cove so I have no thru street access.
This will be a subdivision park, so no car access.
My question is, What is a reasonable assumption of my property value going up????
I'm thinking 2-5%
thanks for insights???
