Water Heater

Hi Folks.

Just bought a new house. Needs a new water heater.

Basically the inspector said that it's a time bomb.

Realtor (cousin) says, keep money in pocket and wait til it goes, could be soon, but could last 3 years, because, as he says...you really never know.

We have natural gas.

Was considering tankless when it goes...anyone have one?

I get that a he washing machine pays itself back in about a year really...if that even.

Do the tankless pay themselves back that quickly? I know it's a steep investment. Love the footprint of something the size of a medicine cabinet.

My folks had one but when I lived there didn't really consider the ramifications as a homeowner...

Thoughts?

It depends on if you go with a whole home system or point of service type which you can zone them. I would say that they are the way to go and I would look into a Rinnai system since you have natural gas and I think they are the best. had an eco-friendly friend install one about 5 years ago....talk about cussing.

Ripped it out and threw in on the trash heap after a year...don't know brand but he came over to the dark side and hasn't looked back.:0008

You can zone them depending upon where you live, house layout etc. For instance, my old house that had supply lines in the crawlspace provided the room and access to piggyback a supply line to the two back bathrooms. That is where I put them. They are easy to install but I wouldn't recommend that. The Rinnai installers are certified and provide you a workmanship warranty.
If you are on a slab like I am, you can only do a point of service or a whole home system. Plumbing and space aren't available.
