dividing land into lots to build homes - HELP >>

thinking about buying a chunk of land. actually it's 20 acres near here.

i'd like 5 acres for me to build on in about 5 years but i'd like to split the rest into about 5 or 6 lots.

where do i start to get this thing rolling? planning and zoning?

i'll figure this out but thought i might get some quick good tips from yuz guys.

local Zoning Department at Building & Safety or at County Offices. best to go down in person - get a paper trail.

Make sure you write the offer contingent upon doing the land split, that will safe guard you!

then go to local Water & Power and Public Works to make sure they can supply multiple meters, sewer hook-ups,etcx. for the area in question.

more than once i had approval for dividing lots and had to pay out the nose to get separate water, power and sewer.

Make sure the property you want to buy is zoned for residential use. Getting the zoning changed is a royal bitch a lot of times and usually costs some serious money, and you may not get the job done either.

i thought the utility companies will supply that.

what does paying out the nose mean? how much?

i'm pretty sure this area has city water but they will need septic.

any other costs to keep in mind and approx how much?

i'm thinking i can divide the other 15 acres into 5 or 6 lots and get me a free 5 acres and some decent profit.

they will know that down at the zoning office, correct?

buying from FIL so that's not going to be a problem.

money to be made doing this.... first determine from Zoning Dept that you can divide the land the way you want. The other questions are all hinged on the answer to this question. They will tell you all your options (or lack of them)

thanks. read (well....skimmed it) earlier. i'm in the white, outside the city.

...some good advice....couple quick things, you'll need zoning as note by a few members, but you'll also need to know what frontage is required and if you don't have ANR lots (approval not required) which means the lots have enough frontage, depth, etc. and are on an accepted road. You will more than likely have to put in a small cul de sac, which would require you to find out what the road requirements are in your area, I.E. sidewalks, granite curbing, drainage, underground electric, etc. as well as the responsibility for running the water lines and utility lines, this varies from state to state, etc. You will have to do perc tests to determine location of septic which also effects layout of lots and houses depending on results....almost forgot about conservation commissions to determine if any wetalnds, etc. as wellas the engineering costs.
