Homeowners association dues

We built a home in 04, our dues at that time were 110 for a year. No biggy, we have a pool, some landscaping at the entrance, snow removal, etc. Well year 2 it was 220, slightly pissed but I paid it no problem, well now this years is 440 :com: FUKC ME! What will next years be 880? There are some 200 more homes in here than there were when we moved in and its still increasing 100%? I have left several (20+) voice mails for the Association president and the management firm or whatever that developed this place and not one person has called me back. I wanted a copy of the budget and such.

Anyway the question is what if I dont pay it? Anyone have an idea what recourse they have? How much are your dues if you live in a "sub division"? :142crying

You have to Hope there is a ceiling. I'm a Home owner for 18 years and don't pay due but am looking to Move, Dues dues every where

if you signed an agreement of any kind regarding homeowners dues..(and you did not note the fine print) they will eventually win in small claims court if it gets that far..

otherwise they(the association) have annual elections or meetings to discuss/review such arrangements :142crying

What the hell is so funny MJ? my homeowners policy isnt even that much! On top of that, my fukcing gas bill is like 350, I get some BS thing in the mail from the sewer company, increase from 58 a month to 65 a month, not to mention my taxes went up 86%!!!!

LOL I feel sorry for u dude, but unless u read ur homeowners agreement to see if they cap the ceiling they own ur arse!!

Buddy of mine (who is in construction) bought a repo-house in Avon for $90k he spent 6 months fixing it up now it appraises at $170, well anyways the house was empty for 4 years. Well guess what he pays $600 a year to the association and they threatened to sue him for the previous 4 years that it wasn't paid on, because the house was vacant. We my ole buddy got liquored up real good one nite, and found it where the prez of this association was and went up to his door, and had a few select words for the man. The guy told him there was nothing he could do about it since it was in the agreement, and told him a Fine Young Man like him willing to stand up for his rights, should run for president, since he didn't want the job anymore. Anyways to end the story he ended up threatening to sue the realtor and title company since they said the title was clear from debt, and finally the title company paid the debt.

Moral of the story agent:
Run for the board of this association and lower the dues!!!!

I built my house 6 years ago and the dues have been the same $360 every year. We have a real nice pool, trash service, and mowing of the common areas included in that. Every year when they collect the dues, (May, I think) they send everyone a balance sheet of all the expenses incurred. If it makes you feel any better, my gas bill last month was $429, and I about

Quit bitching. My homeowners association is $1750.

Noy paying can lead to serious shit depending on your agreement and state. As in lose your house serious....this isnt to be jacked with.

HOA dues are different for every community. Mine also went up this year from 535 to 580. Complete pain in the azz. I don't know about you, but our HOA is allowed to put a lien on your house if your landscaping, exterior house maintainance, and or dues are not kept up to par. If you decide to sell your house, the next buyer might be liable for your lien if they are not advised of if. I feel your pain and I agree with Captain Crunch. They should send you and itemized listing of your costs. It's your right as a homeowner in your community. Best of luck.

Sounds like the residents need to organize and push back. Otherwise, you'll continue to get screwed. Ours has stayed at $340 for 3 years, and sounds like we have about the same stuff (pool, landscaping, etc). Like Chopsticks said, make them disclose their expenses and compare them from last year.

Nasty Topic--I will never buy place where there are dues again.
Got double dipped on last venture in Sandestin.Had to pay Sandestins association dues--and Beachwalk Villa dues--THEN in addition they paint buildings every 3 years at 3 times it would cost to have it painted on my own and tack that on. It was blatant thievery.
Got out of that mess when I found I could buy golf package including housing cheaper than I could stay at own place and play.
They got me once but never again.

Granted, we live in a nice condo development in Florida, but ours are $4K a year!

Condo fees are always higher than subdivisions, but geeze......
