does anybody know what a real estate agent charges to write up a sales contract between seller & buyer ?

Its all across the board AL, but I charge $500 for the service. It not so much drafting the offer, all addendums, notices, counters, disclosures and such, but more so the risk of exposure if you do something wrong! :scared
More importantly, if one of the parties attorney tells them you drafted something wrong. kurby

I have seen others charge anywhere from $250 all the way to a full commission:nono: ...

an agent told me the charge is usually 1% of the sales price but i got her down to 3/4%. but don't know if it's worth it since there won't be a counter offer....

I have some friends who know some people down there, but I dont actually know them. They work in Real Estate, so I cant vouch for them right now. Even 3/4% seems high to me, but I dont know how much work your going to have him do?

My offer still stands, we could do a conference call if you want. You have helped loads of MJ's around here, so its good to turn the table as they say.

AR, contact a few Escrow Companies. They will help you do the entire thing, usually for just the price of the escrow (which you would have to pay anyway). Some do charge a small fee to help with the contract, with all the usual disclaimers of not being real estate agents/brokers, but they will help guide you through the whole process.

3/4's of a percent at todays prices is highway robbery. Just MHO. :SIB

$500 is a great price to write up the contract, do all the other necessary paperwork, and do the closing. Money well spent; probably a good deal up to $1dime.
