No, but you can get 4 or 5 bedroom(new) houses, 2800-3000 sq ft under air, in nice, gated communities for the low to mid 200's.

Or slightly smaller houses in gated communites in Fort Myers in the mid 100's.

Cape Coral-across the river- has 3 bedroom 1800-2000 sq ft houses(5 years old or newer) going for 45-60k. The banks own them, of course.

Cape Coral isn't bad at all, but it's not the same as South Fort Myers. Those sales bring the average down, along with Lehigh Acres which is a total wasteland. But those cities are in this county, and that's pretty much where people are buying because of the ridiculously low prices.

I bought a new construction townhouse and moved in in 03/03 for 221k. Gated community and all that. 2200 square feet under air. It's pretty nice. Especially for what I need.

In 12/05, my exact model in same development was going for 400k-415k. Not going for, but being sold for.

Last sale here on my floorplan(01/09)? 165k

A real estate mogul I will never be.


I wouldn't be discourage on your property
value dropping Matt--it will be back at some point in time--think of this way--when bought it you were satisfieed with price and sure you've been able to lower rates since then--so realistically your living in your home for less than you were at time you bought it--value only comes into play if you want to sell it.

Man I can't believe the prices you put up.

-anything the size of Cape Coral property you mentioned in Ft Meyers gated communities? If so--how much?

Depends. Condo, single family?

So many variables, but in general, that size house/condo(newer-like built within the last 5 yrs if not the last 5 months) in a gated community in a very convenient/good, safe location you can get in the 150-160 range these days.

3/2 or 2.5 and depending on other stuff, anywhere from no garage to a 2 car garage.

well kosar.....the mortgage mess, which i witnessed first hand down there, is what caused the housing mess, not bad luck or bad timing or anything else.....some greedy piece of sh*t sheisters and brokers (which florida, and vegas is known for, sheisters hiding from past lives) decided to lend money to anybody making 20g or more a year, as if they were entitled to owning their own home.....two way street as well documented....
frankly though,. since most people in sw florida are money-ed retirees, or blue collar folks, it's absurd the housing prices got so high to begin with, since wages are so low....but i digress, it's not good anywhere right now, finding a way to make a livings hard enough let alone people's foreclosures :eek: what the f*k is goin on in this country kurby costa rica sounds good

in all seriousness though, it cant be that bad living there can it? christ, women all over, cheap drinks, cap games (if you can win) or open up like some little food stand....quite the adjustment though..is there one place in america right now doing GOOD financially/job-wise, or at least passable? :shrug:

well thanks for the "compliment" :mj07: i'd say more than partially true, 2 years living, plus 8 months in the scum-bag business of doing mortgages, it's crazy to see EVERTYHING that went on back then in the news now.....
the sick thing is, which i still can't figure out....how did not one person 4 yrs ago see these potential problems coming? as if lending 90-95% of sky-high values and lending to everybody and their mother with fake appraisals and inflated incomes could hold up? hindsight is 20-20 but It's unfathomable how nobody saw it....greedy banks and brokers blinded by money i suppose, and greedy "homeowners" who were gullible and thought because a broker told them they made 40k when they really made 25, they should own a home :142smilie I was one of the people jacking up the incomes, so I guess part of the cycle

C R good place to visit for week or two. Then go home. The Americas in Brazil better place to live.
Dog's china stock worked well. Now get ready for round two. However we may have to be ready to pull out even faster second time. I been finding nice div's in these trust funds. But when run starts on stocks must be ready to snap them up while ther still 60/70% on sale.

The 150K range would be too much--but the prices at CC @ around 50K would seem like a no brainer for investment--downside would be minimum and don't know what rent is going for there--but if person could find retired couple to rent to that they knew would take care of it--they could give them hell of a deal and still make much better return on money than Money narket or CD.

I'm thinking that property tax in Fla is pretty steep but can't remember for sure--might have been 2 associations fees I had to pay on top of taxes that had me pissed.

Yeah, if you could get a decent renter, the 50-60k houses in CC are a good bet. Those prices are ridiculous. It was probably the association fees that you noticed(mine are $600/month-property tax around $275/month but of course deductable), but with those cheap houses in CC, that's not an issue as those aren't in gated communities and most wouldn't have any assoc fees.

And it's not like CC is a bad place at all.
