I am in the process of buying a house,tired of renting,I found a house I want to make an offer on today,my agent tells me that there is a stipulation that I have to be preapproved with the finance company that ownes the house,it is a repo,I have already gotten 2 preapprovals with different mortgage companies.My question is will they reject my offer if I have 2 preapproval letters already that my agent can include with the offer?

At least they shouldn't if you give them a full price offer :142smilie , but I dont recommend that.
Sellers can do what ever they want to sell the house, (ie; "ok Pel, lets see you run around the block naked 10 times screaming Elvis lives, then we will accept your offer:com: ) and after that, they could say go somewhere else. Now you might have a case for court if that were to happen, but why bother with so many houses for sale, which is what they are thinking :SIB .

I'm inclined to agree with Franky, but if you are dealing with a mortgage company that now has the house then they are familiar with how the mortgage industry works, in other words pre-qualified for what? I think you would be on stronger ground with a bank letter, as the mortgage company business is sometimes, well let's just say they can be very creative in their pre-qualifications. Good Luck

The systematic approach is just that; my system. In over 20 years I have had 18 losing seasons, and that?s because of the ?No Fun League? Bastids! College has been stellar. Lots of good cappers here, and I would like to give something back. I hope to be more consistent with my posts this year. In the past, time constraints have brought me down as far as posting. pel7 - Yes, they will reject your offer. Is it Countrywide? Countrywide added this stipulation last year for the any properties they've foreclosed on. I don't exactly know why you have to be, but it is their rule and your stuck with it. The good news is that you just have to get the pre-approval from them and that's it.
