Whatever franchise you get, hire MAGS immediately and make him salary. He will work for the estimated salary of 40 hours/week but put in 45 to 60 hours no questions asked because that is what is expected from a salaried employee.

There is a golf course close to where I live Mequon,Wi being given away for 3.3 million in 10 years it will be woth at least 10x what the bank is giving it away for.

Jack: I like the golf course idea. Woody will run the pro shop, Terry and I will cover the bar and kitchen.
The problem with Wisconsin golf, it's only open 30 days a year :facepalm:

The BAR is open all year 24/7 :toast:

If this is a franchise that you like, maybe look at owners trying/wanting to get out.

You could get a pretty exact value for it once under NDA and can get their POS feed. POS data + demographic profiling will be better basis of value than accounting data in this situation. It gives you the ability to value their performance vs market potential.
