Cost of storage units -

You will need.......

Land - to be successful - you need land with a decent location. You can make a decent income leasing space to RV owners etc....but you also need a really good fence.
HVAC Units - you have to have climate controlled units.
Lighting - no one will lease from you without good outdoor lighting.
Easy tractor trailer access
for starters........

Went to one these last summer that was located close to a bunch of youth sports fields, and it was SRO. They needed a cop to direct traffic there were so many people going through there. All self service. You dispense your own yogurt, put the toppings on you want, and then pay by how much it weighs. Two people running the cash registers and two people filling up the toppings bar, and it was some good stuff.

Franchise here called Sweet CeCe's. They really do KILL it! Places are slammed.

This is one I would keep on your list, Jack. Find the one in this concept category with the best combination of traction/fees/support/etc.

I have a friend that owns two Plato's Closets and opening a 3rd now. He clears about $150k per store for himself after everything and has a manager running all three for him. The most amount of work he has to do now is semi-annual inventory.

Plato's Closet is a sister company to Play It Again Sports and Once Upon a Baby -- they focus on teenager's clothing.

Insurance has to be a huge expense, I would think.

When he opens the one in Green Hills, there will be a HUGE line outside.

The Cool Springs one had people show up more than two hours before opening.

Weight fluctuations, in and out of styles, and cheap(er) clothes.

He laughs all the time because he sells Old Navy clothes for more than Old Navy does! :scared
